My shop's metal roof is old but still holding water. Do I need to replace it?
Not automatically. If the panels are structurally sound and the paint isn't chalking off, a re-fastener job with new washers can get you another ten to fifteen years out of that roof. We check the panel gauge, the fastener condition, the flashings, and the seams before we recommend one path or the other. Full replacement isn't the default answer on a shop that's still doing its job.
Can you match old metal panels for a repair?
Sometimes. Standard R-panel profiles in common colors are usually easy to source. Is metal actually cheaper over time than shingle out here?
It depends on how long you plan to stay in the home. A good standing-seam roof will run thirty years or more in this climate if it's installed correctly. A shingle roof under the same sun exposure typically runs fifteen to twenty years. What about the noise? Isn't a metal roof loud in the rain?
Not the way most people imagine. On a home with a proper roof deck, underlayment, and attic insulation underneath, a metal roof sounds about the same as a shingle roof in normal rain. The old barn stereotype comes from metal panels installed directly over open framing with no deck underneath. That's not how we install a residential metal roof.
