What roof repair actually involves

A real repair starts with finding the source of the problem — not just the symptom. A ceiling stain three feet from a pipe boot doesn't mean the boot is the culprit; water travels along decking, rafters, and even down the underside of shingles before it finds a way in.

Our repair calls start with a walk of the whole roof, not just the spot above the drip. We look at flashing at valleys, chimneys, and wall tie-ins; boots around every vent and pipe; ridge and hip caps; and the field of the roof itself for lifted, cracked, or missing shingles. Then we tell you what we found and what it will take to fix it.

In Central Texas the usual suspects are hail bruising that isn't visible from the ground, wind-lifted shingles from storm gusts pushing across the Hill Country, cracked pipe boots baked brittle by summer UV, and improperly sealed flashing on additions and skylights.

What a repair typically runs

Small targeted repairs in the San Antonio area usually land between $350 and $1,500. Larger repairs involving flashing rework, decking replacement, or multiple problem areas can go higher.

We don't quote repairs over the phone — we've been burned too many times finding a bigger problem once we're on the roof. Free inspection first, firm written price after.

What affects the number

  • Roof pitch and accessibility (steeper roofs take longer and require more safety setup)
  • Material — architectural shingle vs. tile vs. metal all repair differently
  • Whether decking or underlayment needs to be replaced under the finished surface
  • Number of penetrations (vents, pipes, skylights) involved in the fix
  • Whether the damage is storm-related and eligible for an insurance claim

Should I repair or replace my roof?

Repair, if the damage is confined to one area and the decking under it is still sound. Replace if the same roof keeps failing in new places, or the underlayment below the shingles has given out.

The checkable version: how old is the roof, how many separate problem spots does it have, and is the deck soft anywhere. A roof in its first decade with one bad valley or a cracked pipe boot is a repair. A roof with lifted shingles on three slopes, bare spots in the field, and a soft deck is telling you it is done.

Money matters here too. Targeted repairs in our area usually land between $350 and $1,500, while a full replacement typically falls between $8,000 and $22,000. If you are spending repair money twice a year on an old roof, the math stops favoring repair.

If your roof is sound, we will tell you to keep it. We have talked plenty of people out of a replacement they were ready to buy, and we would rather have the referral than the job.

Is a roof leak an emergency?

Only if water is actively coming in, spreading, or reaching anything electrical. A small stain that dried and has not grown is not an emergency, but it is still a problem you want looked at before the next storm.

Treat it as urgent when water is dripping during rain, when a ceiling is sagging or bulging, when a stain grows every time it rains, or when water is running near a light fixture or panel. Those get a same-day or next-morning visit and a tarp if we cannot finish the repair on the spot.

Treat it as routine when the stain is old, dry, and unchanged, and there is no rain in the forecast. Put a bucket under it, take a photo, and book a normal inspection slot.

The reason we push on timing is not the roof, it is everything under it. Decking, insulation, and drywall repairs are not part of a roof price, and they add up fast while a slow leak keeps working.

Can you repair just one small section, or do you require a whole slope?

We repair sections. If your roof is otherwise sound, we'll fix the specific area — no upselling to a full slope replacement unless the damage genuinely calls for it.

Will a repair match the existing shingles?

Usually yes on roofs less than about 10 years old, where we can match the current shingle line closely. On older roofs, the sun has faded the field enough that a repair area may be visible up close — we'll show you a comparison before we start.

How soon can you get out for an emergency leak?

Active leaks during or right after a storm get same-day or next-morning response. We'll tarp the affected area if we can't complete the repair immediately.

Does a repair void my roof's manufacturer warranty?

Not when it's done to spec by a certified contractor. We install to manufacturer instructions and document our work so your original warranty stays intact.
