What we look at (and why)
A real roof inspection isn't a glance from the driveway. It's a full walk of every slope, an attic check for daylight and moisture, and a look at every penetration and flashing detail — because those are where roofs actually fail.
We inspect the field of the roof (shingle condition, granule loss, cracking, hail bruising), all flashing (valleys, sidewalls, chimneys, skylights), every penetration (vent pipes, exhaust boots, satellite mounts), ridge and hip caps, gutter and drip-edge condition, and the attic — where a good inspector spots problems before they show up on your ceiling.
You get a photo-documented report with plain-language findings. Not a pitch. If the roof is fine, we'll tell you it's fine.

Storm damage inspection
After hail or high wind. Focus on impact marks, lifted shingles, and flashing damage — with documentation formatted for insurance.
Pre-purchase inspection
For buyers or their agents. Remaining useful life estimate, condition report, and a heads-up on any deferred maintenance you'd inherit.
Annual / preventive inspection
For homeowners keeping ahead of problems. Small fixes now beat a leak later — and we'll catch failing boots and flashing before they cost you a ceiling.

Inspection pricing
Our standard homeowner inspection is free. Detailed pre-purchase inspections (written report suitable for use in a real-estate transaction) run $150–$300 depending on home size.
We don't charge for storm-damage inspections. If the roof qualifies for a claim, we'll walk you through next steps at no cost.

Is the inspection really free?
Yes, for standard homeowner inspections. There's no obligation to hire us for any repair or replacement work afterward.
Will you tell me the roof is fine, or is this a sales call?
If your roof is fine, we'll tell you it's fine. Our business runs on referrals from neighbors — talking people into work they don't need is the fastest way to kill that.
Can I use your report for an insurance claim?
Yes. Our storm inspection reports are formatted with the documentation carriers ask for — dated photos, damage per slope, and a summary letter.
How often should I have my roof inspected?
Once a year is ideal in Central Texas, plus a spot check after any major hail or wind event. It's the single easiest way to keep small problems small.
