What a full replacement includes
A proper replacement is more than tearing off old shingles and stapling down new ones. We start with a complete tear-off down to the decking, then inspect every square foot of plywood for rot, delamination, or fastener failure. Bad decking gets replaced — not covered up.
From there we install a synthetic underlayment (not felt), ice-and-water shield in valleys and around penetrations, new drip edge, new pipe boots and flashing, then the shingle or panel system you selected. Ridge vent goes in last, sized for your attic's square footage so ventilation is actually right.
In San Antonio and the Hill Country, this system matters more than most parts of the country. Our roofs live under 100°F+ attic temperatures for four months a year and take spring hail events that regularly hit golf-ball size. A cheap reroof shows its age here in five years.

Class 4 impact-resistant asphalt shingles cost 10–20% more up front than standard architectural shingles — and most Texas homeowner insurance carriers give you a premium discount for installing them. In hail country, the math almost always works out in your favor within a few years.

What a replacement typically runs
Full residential replacements in the San Antonio area typically fall between $8,000 and $22,000. Larger or steeper homes, tile-to-tile replacements, and premium material selections can push higher.

What affects the number
- Total roof square footage (measured in "squares" of 100 sq ft)
- Pitch — a steep 10/12 pitch takes significantly more labor than a 4/12
- Tear-off complexity — number of layers, decking condition
- Material choice — standard architectural, impact-resistant, metal, or tile
- Number of penetrations, valleys, and roof planes
- Whether the job is being paid through an insurance claim (we handle that paperwork)
When does a roof actually need to be replaced?
When the roofing material has failed across the whole roof, not in one spot. That looks like widespread granule loss, brittle or curling shingles on multiple slopes, underlayment that no longer seals, or decking that has gone soft.
Storm damage is the other trigger. Enough hail bruising or wind creasing spread across several slopes cannot be patched back to a watertight roof, and a repair on that kind of roof buys months, not years.
Age by itself is not a reason. A roof that is old but tight, with a sound deck and no leaks, does not need replacing on a schedule. What we look for is failure, not a birthday.
One honest exception worth naming: replacing a working roof purely for looks is a want, not a need. That is a fine reason to spend money, but we will say plainly that you are buying appearance, not protection.
How long does a roof last in San Antonio?
Less than the number on the wrapper. Architectural asphalt shingles in this climate typically give somewhere in the high teens to mid twenties in years, even when the warranty says longer.
Heat and hail are why. Roof surfaces bake all summer, which makes shingles brittle sooner, and Central Texas gets hail often enough that many roofs here are replaced by a storm before they wear out on their own.
Ventilation and install quality move the number more than brand does. A well ventilated attic and correct nailing and flashing will outlast a premium shingle installed badly, every time.
Metal and tile last considerably longer than asphalt if the details are done right, which is part of why they cost more up front. If you plan to stay in the house a long time, that trade is worth pricing out.

How long does a replacement take, start to finish?
Most residential replacements are torn off and reinstalled in 1–3 working days. Larger or complex homes may run 4–5 days. We never leave a home open overnight — tear-off and dry-in happen the same day.
Do I need to be home while you work?
No. Many of our customers are at work during the replacement. We only need access for the initial inspection and the final walkthrough.
What warranty comes with a new roof?
You get the manufacturer material warranty (25 years to lifetime depending on shingle) plus our workmanship warranty on the installation itself. We hand you both in writing.
Can I finance it?
Yes — we work with roofing-specific financing partners with fixed monthly payment options. We can send you terms during the estimate so you can compare against paying outright or through insurance.
